Do online offers really work?
Answer: Absolutely,
Absolutely! Homeboss® was developed and implemented by top producing agents in and around the United States. We saw a flaw in the current real estate transaction process and created a solution.
Homeboss® is the most transparent way to SELL and BUY a home. A win-win for all parties involved. Homeboss ® creates a competitive and transparent environment allowing buyers to openly compete for your home. No more blind highest and best offers which lead to conservative offers from buyers who do not want to over-pay.

Do I need to be a real estate agent to list a property on this site?

Is the highest offer guaranteed to buy my property?
No, but once a contract has been signed and earnest money deposited, this is a binding contract.
However, the buyer is represented by a Realtor who must submit a Utah Residential Purchase contract and an earnest money check must be submitted to an Escrow Agent within 24 hours of the contract agreement. By doing this, it will help identify a non-performing buyer right away.
In addition, a buyer must provide a full loan approval letter from a Licensed Mortgage Lender prior to submitting offers. If they are paying cash they must provide proof of funds to us before their account is activated.

What is the Buyers Premium? Using the our online bidding option, real estate commission can be paid by the seller, the buyer or both. The buyer’s side of the commission is called “Buyer’s Premium”.
(Highest Bid + Buyer’s Premium = Sales Price)
This is the MOST transparent way for a seller to offer the lowest price on their home and still compensates the real estate agents who conduct and close the transaction.
Each property listed on our web site will offer different terms, conditions and buyers premium, so be sure to research the property and all of the details on the property bid page.

How We Sell Homes In 14 Days Or Less For The Highest Price…
We have been buying, selling, and investing in real estate for over 30 years combined..
After years of working in real estate, we found 3 things that we felt could fix and improve a real estate transaction.
First, why does the seller ALWAYS pay a commission to the Buyer’s Agent?
The buyer agent’s LEGAL responsibility is to negotiate the BEST terms and price FROM THE SELLER!
Think about that for a moment….
The seller is paying someone to negotiate AGAINST their best interests! The buyer agent’s job is to TAKE money from the seller’s pocket, yet the seller PAYS THEM!
Why would any seller EVER consider doing that?
“Well that’s the way it’s always been done” just can’t be the answer.
This NEVER made sense to us.
Second, the minute a listing price has been established on a home and placed in the MLS, the value has been set. PERIOD! The seller may get a little bit more or a little bit less for the home, but that’s it!
So, why should a seller be forced to establish a ceiling on how much a buyer CAN or WILL pay them? That’s CRAZY, right?
If you’re a seller, here’s a CRITICAL point you should understand….the Buyer is the ONLY person who establishes home values….NOT the agents, NOT the appraiser and NOT the homeowner. Only the person who is willing to write a check can set the value of a property!
So, how does hiring an agent affect the price a seller receives? It’s SIMPLE, an agents REAL job is to get as many potential buyers as possible to see your home. We get buyers to fall in love with your home, make sure they have approved financing to close on the home and reduce the overall stress of selling a home.
Business savvy Agents spend 24/7/365 days a year and tens of thousands of dollars (sometimes in excess of $100,000 per year) on marketing with the sole purpose of finding buyers for their listings!
Our AGGRESSIVE marketing system driving potential buyers to the home is paramount to putting the most amount of money in your pocket. Hiring the “wrong” agent could cost you thousands of dollars. Every week we see listing agents making costly mistakes that their seller will never know about. We knew that we had to create a way for sellers to know that absolutely NO money was left on the table
That brings us to the Third and last issue we wanted to correct….We needed an OPEN and TRANSPARENT real estate transaction and process.
A process where the seller could list their home without setting a ceiling on the price they want. A process that transparently shows the buyer exactly what they need to offer to make this their future home. No more “highest and best” offers potentially leaving money on the table.
We establish a hard deadline to make an offer, psychologically creating a sense of urgency on the buyer’s end. Think of it like an online “auction” where the buyers can compete by continuing to raise their offers in real time!
That pressure gets buyers to start making “emotional” decisions, NOT logical ones. How could they miss out on the home of their dreams for just an extra $500?
Don’t believe it? Go down to the County Courthouse and watch bank foreclosure auctions take place! You’ll see EVERY bidder pays more than they initially planned to! That’s why banks and government entities sell their homes in that manner!
They simply NET MORE money!
Remember, when buyers compete OPENLY the seller ALWAYS win!
But the buyer also wins by getting the home they wanted! If a buyer REALLY wants a specific home, they have the ability to pay whatever is necessary to get it.
Both parties get what they want….the seller gets the highest possible price in 14 days and the buyer gets the home of their dreams! A win, win for both parties!
The MOST IMPORTANT thing an agent should be able to offer you as a seller is a platform that allows the buyer to pay as MUCH as they WANT for your home AND make sure you receive the HIGHEST sales price possible.
Until NOW, there was NO platform like that for everyday home sellers to maximize the equity in their home!
So, we went out and created our own system to accomplish all of this for home sellers.
Our team of agents utilizes the Online Offers platform we created to NET home sellers the HIGHEST price possible, in only 14 days. NETTING them more money because they are NOT paying a Buyer’s Agent!
Now we are making it available to middle America!
One more thing…maybe you’ve thought about getting some of the low-ball cash offers you’ve been seeing on TV because you want to sell FAST and eliminate the hassles!
Don’t even think about it! We can get your home under contract in just 14 days without any hassles.
But, if you REALLY want to explore your cash offer options, we work with over 50 hedge funds and institutional investors, so let us help you look at that option. About 25% of our investors will pay close to market value for your home and turn it into a rental property!

Why does Online Offers.Homes Sell Homes This Way?
We never understood why homeowners were paying real estate commissions to the buyer's agent whose job is to negotiate against your home’s equity.
We created a process that allowed buyers to know exactly what they were paying to buy your home. This leads to a competitive and transparent environment for buyers. The buyer no longer worries about overpaying with a blind highest and best offer.
When buyers compete OPENLY, sellers win.
What is the Buyer’s Premium?
Using the Online Offers.Homes listing platform, real estate commission can be paid by the seller, the buyer or both.
The buyer’s side of the commission is called “Buyer’s Premium”.
This is the MOST transparent way for a seller to offer the lowest price on their home and still compensate the real estate agents who conduct and close the transaction.
Each property listed on our web site will offer different terms, conditions and buyer’s premium, so be sure to research the property and all of the details on the property page.
Buyers premium is collected from the buyer and used to compensate the real estate agents in this transaction. The seller(s) have agreed to compensate the real estate agents from the buyers premium (which is added to the final bid price). The buyers premium will be added to the winning bid amount which shall establish the final sales price.
The seller has agreed that the broker will charge the buyer's premium on top of the accepted bid price of the home. Accepted bid price plus the buyer's premium will establish the sales price. The seller has agreed in writing to release the buyer premium amount to eXp Realty to be used to pay the commission to eXp and to the co-brokerage commission.
How is the Contract Sale Price Determined?
Highest offer + Buyers Premium = Contract price!
The contract price is the final number that lenders and appraisers will work from.
I Don’t Have a Real Estate Agent. Do I Need One?
Once the winning offer has been determined a Realtor MUST facilitate the entire process from contract submission, inspections to closing.
If you need an agent, we will provide one of our Homeboss agents. They are experts at guiding you through the process.
If you have an agent, simply provide your agent’s name and contact information when registering.
Do I need to be a Real Estate Agent to List a Property on this Site?
Yes! Only “Homeboss® Certified” agents from eXp Realty can place properties for sale on our site. If you are an agent and would like to use this system for your clients, please contact us at:

What is the Homeboss® Timeline?
We know sellers want to sell their homes fast, hassle-free, and for the most amount of money.
We hold an Open House on Saturday and Sunday which means no random or inconvenient showings during the week. We give buyers adequate time to view your home on the weekend.
Buyers then can submit offers online on your home up until Wednesday night at 7:00 pm Utah time after the Open House. This gives buyers adequate time to get pre-approved by a mortgage lender so they can place an offer on your home.
How fast can Homeboss® sell my home?
7 days – 14 days. We recommend 14 days to maximize Homeboss’® marketing strategies on your home.
Will my home qualify to be sold with Homeboss®?
Most homes we view meet the requirements to be sold with Homeboss, but not all do. Contact us today and we can typically determine if your home qualifies over the phone.
Does the HomeBoss group at EXP Realty sell properties the traditional way?
Yes! Our goal is to have a solution for any homeowner looking to sell their home. We can provide cash offers, we can buy your home and lease it back for up to 6 months, we sell your home in traditional real estate transactions and we can also sell it openly where all offers are transparent.
Is Homeboss® just a cash offer?
NO
The Homeboss® process has nothing to do with cash offers, although cash buyers can submit an offer on your home with a proof of funds.
If you want a fast cash offer on your home from an investor, we can also help with that. Our goal is to have a solution for any seller. Contact Homeboss and we are glad to assist you.
Call Ron Stoker at 801-897-8131.
How is Homeboss® handling Open Houses with COVID-19?
Our open houses are usually full of prospective buyers. We adjusted the limit of parties allowed in the open house at the same time, while still maximizing the number of qualified buyers to see your home. We ensure adequate time for interested buyers to view your home.
Buyers schedule a window of time online to view your home. We sanitize and clean after each party as well as provide gloves, face masks and hand sanitizer for any visitor.
We are here to work with you and your level of comfort, as every situation and home is unique. Please reach out with any questions or concerns on COVID-19.
What is required to place an offer?
You must be pre-approved by a licensed mortgage lender to place an offer on one of our Homeboss® listings.
A pre-approval is different than a pre-qualification. Please contact Homeboss if you need help getting pre-approved.
Do I need to submit a purchase contract every time I place an offer?
No!
A purchase contract will be submitted by the real estate agent of the winning offer within 24 hours.
Does the buyer pay any fees?
Yes. There is an agent compensation charged on every transaction.
What is the Agent Compensation?
Using the Homeboss® listing platform, real estate commission can be paid by the seller, the buyer or both.
The buyer’s side of the commission is called “Agent Compensation”.
This is the MOST transparent way for a seller to offer the lowest price on their home and still compensate the real estate agents who conduct and close the transaction.
Each property listed on our website will offer different terms, conditions, and agent compensation, so be sure to research the property and all of the details on the property page.
Agent compensation is collected from the buyer and used to compensate the real estate agents in this transaction. The seller(s) have agreed to compensate the real estate agents from the agent compensation (which is added to the final offer price). The agent compensation will be added to the winning offer amount which shall establish the final sales price.
The seller has agreed that the broker will charge the agent compensation on top of the accepted offer price of the home. Accepted offer price plus the agent compensation will establish the sales price reflected on the purchase contract. The seller has agreed in writing to release the agent compensation amount to eXp Realty to be used to pay the commission to eXp and to the co-brokerage commission.
How is the contract sale price determined?
Highest offer + Agent Compensation = Contract price!
